RAB Real Estate Services, LLC. provides honest and ethical appraisals for Lampasas County

For honest and ethical appraisals, trust RAB Real Estate Services, LLC.

Appraising is a profession, and appraisers are professionals. Requirements to become a licensed appraiser have become more difficult than ever before. That's why it goes without question in this day and age that real estate appraisal can definitely be considered a profession rather than a trade. As with any profession we have a strict ethical code.

An appraiser's main obligation is to their client. Typically, for a normal residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has brought in to maintain independence. Subsequently, appraisers are privy to a lot of information, and like an attorney, can only discuss many of these matters with their client. As a homeowner, if you desire to obtain a copy of an appraisal report, you normally should obtain it from your lender instead of the appraiser.

Other obligations include accurate figures appropriate to the parameters of the report, acquiring and sustaining an adequate level of competency and education, and naturally, the appraiser must bear a professional demeanor. Here at RAB Real Estate Services, LLC., we take these ethical responsibilities very seriously.

Appraisers will sometimes be obligated to consider the interests of third parties, such as homeowners, both buyers and sellers, or others. Typically the third parties are explicitly defined in the appraisal report. An appraiser's fiduciary duty is limited to those third parties who the appraiser knows, based on the scope of work or other written parameters of the order.

RAB Real Estate Services, LLC. has an established track record for producing appraisals with the highest of ethics. To learn more, contact us.

There are also ethical duties that have nothing to do with whom we share information. For example, appraisers must backup their work files for at least five years - something else RAB Real Estate Services, LLC. diligently adheres to.

RAB Real Estate Services, LLC. holds itself to the industry standards and guidelines set in place for ethics. We won't accept anything less from ourselves. Accepting assignments where our fee is dependent on our value conclusion is not something we can consider. In other words, we can't agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. There's certainly a conflict of interest if an appraiser can report an unsubstantiated value with the reward of getting paid more money!

Finally, the Uniform Standards of Professional Appraisal Practice also defines a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We follow these rules to the letter which means you can be assured we are going above and beyond to objectively determine the home or property value.

As soon as you engage RAB Real Estate Services, LLC., we'll make sure you're getting the professional service you expect along with the honesty and integrity we're known for.
